Planning permission granted for a rooftop garden room at a property within a Conservation Area in Highgate

JTS has successfully secured planning permission to erect a rooftop garden room at a site located within the Highgate Village Conservation Area, in London.

The new structure replaces a conservatory that was recently demolished. The principle of there being a ‘light weight’ structure on the building is, therefore, long established.

The new timber cladding with a black ‘charred’ effect, matches the decorative timber fins on the front elevation of the building. The new doors and windows will also match existing features. The garden room is of a contemporary design that reflects different roof levels. It represents a considerable improvement over the previous conservatory and thus better reflects the character of the host building and the contribution that it makes to the Conservation Area.

Accordingly, the LPA agreed with our assessment of the proposal, and concluded that no harm will be caused to the character and appearance of the Conservation Area.

The proposal will as a result have a neutral to minor positive impact on the significance of the designated heritage asset and is consistent with the Council’s climate change objectives. Planning permission was therefore granted subject to standard conditions.
